Quick answer: Derry NH property taxes run on a 2025 rate of $18.99 per $1,000 of assessed value, and the town assesses at about 91.6% of market value. A $590,000 home — right at Derry's year-to-date median — is assessed near $540,000 and owes roughly $10,260 a year, an effective rate of about 1.74% of market value. The 2026 rate is set by the state this fall.

If you are buying or already own here, Derry NH property taxes deserve as much attention as the purchase price. New Hampshire has no state income tax and no general sales tax, so towns lean on property tax, and Derry is a school-heavy bill. Here is exactly how the numbers work, with a real bill estimate, from The Phinney Team.

What is the Derry NH property tax rate in 2026?

Derry's most recent rate, set for 2025 and billed into 2026, is $18.99 per $1,000 of assessed value, according to the town's published rate sheet. That is up $0.30, or about 1.6%, from $18.69 in 2024. New Hampshire's Department of Revenue Administration finalizes each town's rate in the fall, so the 2026 figure is not out yet. Until it is, "2025 rate" is the honest label.

That one rate is four pieces stacked together, per $1,000 of assessed value:

  • Local school: $11.84 (about 62% of the bill)
  • Municipal (town): $5.39 (about 28%)
  • State education: $1.14 (about 6%)
  • Rockingham County: $0.62 (about 3%)

Put simply, roughly 68 cents of every tax dollar goes to schools. Derry students attend Pinkerton Academy for high school, and tuition costs are a major driver of the school line.

How much are property taxes in Derry NH on a typical home?

The number that surprises people is the equalization ratio. Derry's 2025 ratio is 91.6%, meaning assessments sit at roughly 92% of what homes actually sell for. You apply the $18.99 rate to the assessed value, not the purchase price. Here is what that looks like at three price points:

Home price Assessed value (91.6%) Annual bill at $18.99 Per month
$450,000 about $412,200 about $7,830 about $650
$590,000 about $540,400 about $10,260 about $855
$750,000 about $687,000 about $13,050 about $1,090

Derry's median single-family sale price was $590,000 for the first eight months of 2026, up 2.6% year over year, per the New Hampshire Association of Realtors. These are planning estimates, not a quote — your actual assessment is on your property card at the Assessor's office.

Is Derry's tax rate high compared with nearby towns?

Derry's $18.99 sits in the middle of the pack for southern NH. Bedford is $16.49, Londonderry is $14.47, Hudson is $17.11, and Salem is $18.16, all 2025 rates. But a rate alone is a poor yardstick. Each town assesses at a different percentage of market value, so a lower rate can still mean a similar bill, and Derry's higher ratio means its assessments track sale prices closely. Compare dollars per year on a home you would actually buy, not the rate on the sign. We built that side-by-side in our Derry vs Londonderry comparison.

When are Derry property tax bills due?

Derry bills twice a year. The first bill is mailed near the end of May, is based on roughly half of the previous year's tax, and is due July 1. The final bill goes out in late October or early November once the state sets the new rate, and it is due 30 days after mailing. At a closing, taxes are prorated between buyer and seller, so you only carry the months you own the home. Your closing statement shows the credit or charge.

Can you lower your Derry NH property tax bill?

Often there is something to do. Start with your property card: errors in square footage, bedroom count or condition inflate bills. If you think the assessment is out of line, New Hampshire lets you apply for an abatement after you receive the final bill, with a statutory deadline of March 1 the following year. Exemptions and credits for veterans, elderly, blind and disabled owners exist too, and applications are due April 15. Eligibility and dollar amounts are set locally and can change at Town Meeting, so confirm current figures with the Derry Assessor's Office before relying on them. We are not tax or legal advisers.

What should buyers budget before making an offer in Derry?

Build the tax line into your monthly payment from day one, then pressure-test it against the rate that is still coming. Derry's rate rose 1.6% last year; a similar move on a $540,000 assessment is about $160 a year, which is small next to a 1-point change in your mortgage rate. Statewide, New Hampshire's September 2026 median single-family price was $569,900, up 6.5% from a year earlier, per NHAR, so Derry still sits slightly above the state figure. If you are comparing Derry to other commuter towns, taxes belong in a bigger picture with schools, commute and what your budget buys. That is the side-by-side we run for clients every week at The Phinney Team, and our home buyer resources walk through the rest.
