Brick colonial home in autumn surrounded by trees — Londonderry NH real estate

Londonderry, NH Just Hit a $590K Median Home Value — Here's Why Boston Commuters Keep Picking This Town

Londonderry's median home value just clocked in at $590,345 — up 3.2% year over year — and the numbers tell a story that anyone hunting homes for sale in Londonderry NH needs to understand before they write their first offer. This is no longer a sleepy orchard town. It's one of the most strategically located zip codes (03053) in southern New Hampshire, sitting 15 minutes from Manchester, 10 minutes from the Manchester-Boston Regional Airport, and 45 minutes from Boston via I-93 — with two state-run commuter bus lots that run 14 daily trips to South Station and Logan. That's the kind of access that turns a quiet town into a buyer magnet, and the spring 2026 market is reflecting it.

If you're trying to figure out what your money actually buys here, where the best neighborhoods are, and how Pinkerton Academy reshapes the school conversation, this is the guide The Phinney Team uses with our own clients. I'm Derek Tarr, and Londonderry is one of the markets I cover most often for buyers coming up from Massachusetts.

The Spring 2026 Londonderry Real Estate Snapshot

Three numbers matter most this season for Londonderry NH real estate:

Median home value: $590,345, per Zillow's May 2026 read — up 3.2% in the trailing 12 months. Single-family closings in early 2026 ran higher, with a median sale price of $650,000 in January as the spring inventory wave hadn't yet arrived.

Median list price: $609,950. The list-to-sale gap has tightened, which means well-priced homes are getting close to ask — but overpriced listings are sitting.

Days on market: Wide variance depending on price band. Move-in-ready homes under $600K are often gone in under three weeks. Anything over $850K or with deferred maintenance is averaging into the 50–70 day range. Across the whole market, expect roughly 50 days on average — slower than the 26-day frenzy of two years ago, faster than a balanced market.

What this means in plain English: Londonderry is no longer a "list it on Friday, accept an offer Monday" market across the board. It's a conditional seller's market. Condition, pricing, and presentation now matter again — which is good news for buyers who do their homework and bad news for sellers who haven't talked to a strategic agent.

The Neighborhoods Buyers Are Actually Targeting

Londonderry is geographically larger than people expect — almost 42 square miles — so "Londonderry" can mean four very different things. Here are the four submarkets we track:

South Londonderry / near Pinkerton bus zones: Heavily favored by families with kids approaching high school. Lots of 1990s-and-newer colonials and capes on half-acre-plus lots. This is the band where you'll see the most $600K–$800K activity.

North Londonderry (the band touching Manchester): Shorter Manchester commute, slightly more compact lots, broader price range. This pocket regularly trades against Hooksett NH real estate buyers who are chasing the same commute-to-Manchester math.

The I-93 corridor (Mammoth Road / Pillsbury Road area): Best access to the commuter bus lots. Premium for commuters. Tighter inventory.

West Londonderry / near Mack's Apples: The lifestyle pocket. Older homes, more land, working orchards still operating — Mack's Apples has been in the Mack family since 1732 and the surrounding ag character defines the area. Buyers who want NH-without-feeling-suburban land here.

Schools: The Pinkerton Question

This is the single biggest topic at every Londonderry buyer consult, so let's be clear: Londonderry maintains its own elementary and middle schools through grade 8 (Matthew Thornton, North School, Moose Hill, South School, etc.), but Londonderry sends its high schoolers to Pinkerton Academy in Derry, NH via a tuition contract.

Pinkerton is the largest non-public high school in New England — 3,108 students, 14:1 ratio, 90% graduation rate, an average SAT of 1190. Buyers from Massachusetts often hear "private high school" and panic; in reality Londonderry families don't write a tuition check, the town does. It just means high school happens at a different campus a few miles down the road. The Phinney Team has helped dozens of families navigate this — and the short version is that Pinkerton's scale (90+ clubs, deep arts and trades programs) is a feature, not a bug.

How Londonderry Compares to Surrounding Towns

Buyers rarely shop one town in isolation. The most common comparison sets we see are Londonderry vs. Bedford, Londonderry vs. Goffstown, Londonderry vs. Hooksett, and Londonderry vs. Bow. Here's the quick read:

Versus Bedford NH, Londonderry buys you about 30–40% more house for the same money but trades the Bedford School District for Pinkerton. Versus Goffstown and Hooksett, Londonderry's commute math is stronger (the I-93 corridor and the bus lots) but Goffstown and Hooksett tend to offer slightly more acreage per dollar. Versus Bow NH, you're trading some of Bow's elite school ratings for Londonderry's commuter access and shorter drive to the airport.

Spring 2026 Strategy: What's Working Right Now

For buyers, the strategy that's getting offers accepted in Londonderry this spring isn't escalation clauses — it's clean offers with a tightened inspection window (5 business days), a strong pre-approval letter (or proof of funds), and a flexible closing date. Sellers in this price band are increasingly motivated by certainty, not just price.

For sellers, the move that's still leaving money on the table is pricing to the trailing 12 months instead of pricing to this month's active inventory. The Phinney Team's listing strategy in Londonderry is built on a seven-day pricing review and a pre-list inspection — because the 2026 buyer is doing real diligence before they write.
