The pattern is clear. Salem is the bigger, busier, more affordable town; Windham is the smaller, pricier, quieter one. Both sell fast: a typical listing in either town goes under contract in about three weeks and closes at or slightly above its original asking price.

Which is cheaper to buy in, Salem or Windham?

Salem, by a wide margin. The year-to-date median sale price of $630,000 in Salem sits only modestly above the statewide single-family median of $569,900 for August 2026 (NHAR), while Windham's $869,500 puts it among the most expensive towns in southern New Hampshire. The difference is not that Windham homes are older or smaller; it is the opposite. Roughly nine in ten Windham homes are detached single-family houses, most of them built since the 1980s on one- and two-acre lots. Salem's housing stock is broader, with mid-century capes and ranches, 1970s–90s colonials, condos, and the new apartments and townhomes rising at Tuscan Village. That range is why Salem closed 149 single-family sales through August against Windham's 108, and why a buyer with a $600,000 budget has real choices in Salem and very few in Windham.

One more nuance for anyone watching monthly headlines: Windham's single-month medians swing hard because the town only closes 15 to 20 single-family sales a month, and a couple of $1.5M closings can move the number six figures. August 2026 came in at $883,500 with 16 sales. The year-to-date figure of $869,500 is the more reliable read.

Are Windham's schools really better than Salem's?

On the published rankings, yes, and this is the single biggest reason buyers pay the Windham premium. The Windham School District serves roughly 3,000 students pre-K through 12 with about a 15-to-1 student-teacher ratio and is ranked near the top of the state by Niche (7th of 76 New Hampshire districts in our most recent check). Windham High School sends a large share of its graduates to competitive four-year colleges, and the district's test proficiency runs well above state averages.

Salem's schools are solid rather than elite. Salem High School enrolls about 1,100 students with an 11-to-1 ratio, carries a B grade on Niche and a 6 out of 10 on GreatSchools, and offers a breadth of athletics, arts and career-technical programs that a district Windham's size cannot match. If your child wants a big-school experience with a wide course catalog, Salem holds its own. Salem vs Windham property taxes: which town costs less to own in?

Here the towns flip. Windham's 2025 total tax rate of $14.15 per $1,000 of assessed value is one of the lowest in the southern NH commuter belt; Salem's $18.16 is close to the regional norm. Because Windham's home values are so much higher, though, the annual bills land closer together than the rates suggest. If each town's year-to-date median home were assessed at its sale price, the Salem home would owe roughly $11,400 a year and the Windham home roughly $12,300. Assessed values rarely equal sale prices (each town's equalization ratio matters, and Salem is in the middle of a 2026 revaluation that may reset assessments), so treat those as illustrations rather than quotes. The practical takeaway: a Windham buyer pays far more for the house but only modestly more in tax; a Salem buyer pays a higher rate on a cheaper home. Is the Boston commute different from Salem and Windham?

Only slightly. Salem sits on I-93 at exits 1 and 2, about 33 miles from downtown Boston; Windham uses exit 3, about 35 miles out. In normal traffic both are 45-to-60-minute drives to the city, and both reach the I-495 belt in 15 to 20 minutes. Salem gets the edge for two reasons: its exits are the first ones north of the state line, so you are on the Massachusetts side of the morning backup a few minutes sooner, and its commercial core means errands and dinner do not add a second drive. Neither town has its own MBTA station; rail commuters from both typically drive to the Haverhill or Lowell line stations just over the border. Manchester-Boston Regional Airport is 20 to 25 minutes north of either town.

Lifestyle: busy and convenient versus quiet and residential

This is where the choice usually gets made. Salem is a full-service town. Tuscan Village, built on the old Rockingham Park site, is one of New England's largest mixed-use developments, with dozens of shops and restaurants, a market and new housing in a walkable district. Canobie Lake Park has drawn families for more than a century. Everyday retail, gyms, medical offices and dining line Routes 28 and 111. You will hear traffic, and you will rarely need to leave town.

Windham is built around subdivisions, conservation land and water rather than a village center. Cobbetts Pond anchors summer life, with a residents-only town beach, and the four-mile paved Windham Rail Trail is busy year-round with cyclists and runners. Windham Country Club offers golf, and the town's conservation trails are a big part of its appeal. Shopping and restaurants are a short drive away, mostly in Salem. Buyers who choose Windham tend to describe it as tucked away; buyers who choose Salem describe it as convenient. Both are right.

What does the fall 2026 market look like in each town?

Tighter than the statewide headlines suggest. New Hampshire's single-family inventory was up 18.7% year over year in August 2026 (NHAR), but very little of that new supply landed in these two towns: Salem ended August with 27 single-family homes for sale and 1.3 months of supply, Windham with 23 homes and 1.7 months. Of the two, Windham gives a buyer a bit more breathing room this fall, in part because the high price point narrows the buyer pool. In Salem, well-priced homes under $650,000 still draw multiple offers within the first weekend. With the 30-year fixed rate at 6.95% in Freddie Mac's September 17, 2026 survey, up from 6.76% the week before, a pre-approval in hand before touring is a must in either town.
