Quick answer: In the Bedford vs Windham NH choice, the two towns cost almost the same to buy into but not to own. Through August 2026, the median single-family sale price was $860,000 in Bedford and $869,500 in Windham. Windham's 2025 tax rate is lower ($14.15 vs $16.49 per $1,000), while Bedford has the bigger market and more homes changing hands.

If you are comparing Bedford vs Windham NH, you are weighing two of southern New Hampshire's most sought-after family towns. They sit about the same on price, so the decision usually comes down to tax bill, commute direction, how much competition you will face and the feel of the town. Here is how they compare side by side, with figures and sources, from The Phinney Team.

Is it cheaper to buy in Bedford or Windham?

Neither one is a bargain, and the prices are close. According to the New Hampshire Association of Realtors (NHAR), Bedford's median single-family sale price was $860,000 for January through August 2026, up 4.9% from the same period last year. Windham's was $869,500, down 1.8%. In other words, Windham is a touch higher on price but flat to slightly softer, while Bedford has been climbing.

NHAR single-family, Jan–Aug 2026 Bedford Windham
Median sale price $860,000 $869,500
Change vs. last year +4.9% −1.8%
Homes sold 143 108
Days on market (YTD) 18 22
Sale price as % of original list 100.7% 100.2%
Homes for sale (August) 40 23
Months of supply (August) 2.3 1.7
2025 tax rate per $1,000 $16.49 $14.15

Both towns are single-month small-sample markets, so we use year-to-date medians rather than any one month. Statewide, NHAR reported a September 2026 median single-family price of $569,900, so each of these towns sits roughly $290,000 above the state figure.

Which town has lower property taxes, Bedford or Windham?

Windham does, on rate. Its 2025 rate of $14.15 per $1,000 of assessed value compares with $16.49 in Bedford, a difference of $2.34 per $1,000. On a home assessed at $860,000, that works out to about $14,180 a year in Bedford and about $12,170 in Windham, roughly $2,000 less. Those are planning estimates that assume assessment equals price. Each town assesses at its own percentage of market value, so a rate alone never tells the whole story, and your real bill depends on your actual assessment. Our Bedford NH property taxes guide shows how to read the numbers, and the 2026 rates will be set by the state this fall.

How do the commutes compare?

This is where the towns really differ. Windham sits in Rockingham County close to the Massachusetts line, with Interstate 93 and Route 111 nearby, which is why so many Boston-area commuters and relocating buyers look there. Bedford sits in Hillsborough County, minutes from Manchester, with Interstate 293, the Everett Turnpike and Route 101 close at hand, and it is the natural pick if your work is in Manchester or Nashua or you commute north toward Concord. Drive your actual route at rush hour before you decide. Traffic on the day you test it matters more than any map estimate.

Which market is more competitive?

Both are tight, but not the same kind of tight. Windham had 23 homes for sale in August and about 1.7 months of supply, which is a seller's market by the usual benchmark. Bedford had 40 homes for sale and about 2.3 months of supply, so buyers have a little more to choose from. Homes in both towns sold at or just above their original list price on average year to date (100.7% in Bedford, 100.2% in Windham). Statewide, New Hampshire's inventory was up 19.3% in September 2026, per NHAR, so a bit more breathing room is arriving, but good homes in both towns still move quickly. What about schools and the feel of each town?

Bedford and Windham each run their own school district, and both draw families for that reason. We do not rank schools here because rankings vary by source and year. Review each district's New Hampshire Department of Education profile and visit the buildings. As for feel, Bedford is the larger, more developed suburb with a well-known commercial corridor and a long list of neighborhoods. Windham is smaller and more residential, with a quieter, more rural character in many pockets. If you like having shopping and dining close, Bedford leans that way. If you want a smaller-town pace within reach of the Massachusetts line, Windham does.

Bedford or Windham: how do you choose?

Start with two numbers: your price range and your commute. If both towns fit your budget, the tie-breakers are the roughly $2,000 a year in tax difference, the direction you drive to work and the style of home you want. Bedford tends to offer more variety and a bigger resale market. Windham offers a lower rate and a quieter feel. Our relocation resources walk through how we match buyers to towns, and when you are ready to see homes, our Bedford and Windham pages show what is on the market. A quick call with The Phinney Team can narrow the choice in one conversation.
