The best NH towns for commuting to Portsmouth, ranked

1. Dover: the most inventory and the strongest value

Dover is the largest city on the Seacoast and the one we point most Portsmouth-bound buyers to first. It had 51 single-family homes for sale in August 2026, more than any other town on this list, and its year-to-date median of $615,000 sits $260,000 below Portsmouth's. The trade-off is that it is no longer a bargain: the YTD median is up 11.3% from a year earlier, and the August median hit $660,000. Homes went under contract in 18 days on average and sold at 99.3% of original list price. The commute is 20 minutes on the Spaulding Turnpike, and Dover has a real downtown, a hospital (Wentworth-Douglass) and a Downeaster train stop for Boston trips.

2. Exeter: the classic New England town with a Route 101 commute

Exeter gives you a walkable downtown, Phillips Exeter Academy's campus, a Downeaster stop and a 20-minute drive to Portsmouth on Route 101. Its year-to-date median was $747,500 through August 2026, down 12.3% from last year's mix, with 20 homes for sale and 2.5 months of supply. Sellers here have been getting 103.1% of original list price year to date, the highest on this list, which tells you buyers are still competing for the good ones.

3. Stratham: the 15-minute town with big lots

Stratham is the suburb Portsmouth workers choose when they want land and a short drive. The year-to-date median was $987,500 through August 2026 on 58 sales, with only 10 homes for sale and 1.5 months of supply, the tightest inventory on the list. The August median of $1,387,500 came from six closings, so do not read it as the going rate. Expect newer construction, larger lots and a Route 33 commute of about 15 minutes.

4. Greenland: closest of all, and priced like it

Greenland borders Portsmouth and Pease, so the commute is roughly 10 minutes. It is also a small market: 22 sales year to date and a rough $1.1 million median through August 2026. With 19 homes for sale and 5.2 months of supply, it currently has more choice relative to its sales pace than any other town here, and August's homes sold at 80.9% of original list on two closings, a sign that overpriced listings are sitting. If you can afford Greenland, this is a moment to negotiate.

5. Rye: the beach commute

Rye is the ocean-view option, 12 minutes from downtown Portsmouth along Route 1A. It is the most expensive town on the list, with a year-to-date median of $1,550,000 through August 2026, and 20 homes for sale at 3.5 months of supply. Homes have been selling at 93.9% of original list year to date, so there is room to negotiate on the higher end.

6. Hampton: I-95 access and beach living

Hampton is 15 minutes down I-95 and pairs a beach lifestyle with more inventory than most of its neighbors: 34 homes for sale in August 2026 and 3.0 months of supply. The year-to-date median was $810,000, up 13.3%. NHAR days on market ran 33 year to date, longer than Dover or Exeter, which gives buyers a little breathing room.

7. Newmarket and Durham: the Great Bay and UNH towns

Both sit about 20 minutes west of Portsmouth. Newmarket's year-to-date median was $660,000 through August 2026 (up 17.4%), with 12 homes for sale. Durham, home to the University of New Hampshire, had a $685,000 YTD median that was flat year over year, 10 homes for sale and 1.6 months of supply. Both are small markets; expect to wait for the right listing rather than choose among several.

8. Rochester: the lowest entry price on the Seacoast

Rochester is the value play. Its year-to-date median of $465,000 through August 2026 is $410,000 below Portsmouth's, and with 183 sales year to date it is the most active market on this list, so listings turn over steadily (37 for sale in August, 1.6 months of supply). The commute is about 30 minutes on the Spaulding Turnpike, and the city sold at 100.6% of original list year to date, so well-priced homes still draw multiple offers.

Can you commute to Portsmouth from Manchester or Bedford?

Yes, and a meaningful number of people do it. Route 101 runs straight from Manchester and Bedford to Portsmouth in about 50 to 55 minutes off-peak. The reason to consider it is price: Manchester's single-family median was $500,000 in July 2026 (NHAR), and Bedford's was $857,250, a top-rated school district for roughly the price of Hampton. Statewide, the single-family median was $569,900 in August 2026, up 3.6% year over year, with inventory up 18.7% (NHAR Monthly Indicators). The Seacoast towns above run well over that; the Route 101 corridor runs closer to it. If one spouse works in Portsmouth and the other in Manchester or Nashua, Bedford, Candia and Raymond are the towns that split the difference.

Start with the drive you will actually tolerate five days a week, then the budget, then the lifestyle. Under $700,000, your realistic list is Rochester, Dover and Newmarket, or the Route 101 corridor toward Manchester. Between $700,000 and $1 million, Exeter, Durham and Hampton open up.
