Best NH Towns for Healthcare Workers (2026)
Quick answer: For healthcare workers in New Hampshire, the best towns are Goffstown, Bedford and Hooksett for Elliot and Catholic Medical Center in Manchester; Merrimack, Hudson and Milford for the Nashua hospitals; Bow and Hooksett for Concord Hospital; and Londonderry or Derry for Parkland. All sit inside a 25-minute shift commute.
New Hampshire runs on healthcare. Dartmouth Health is the state's largest private employer with more than 16,000 people, roughly 13,800 of them in New Hampshire, and SolutionHealth — the parent of Elliot Hospital in Manchester and Southern New Hampshire Medical Center in Nashua — is the state's largest hospital system by revenue at about $1.1 billion. Add HCA Healthcare, which now owns Catholic Medical Center and Parkland Medical Center and employs close to 5,000 people across New Hampshire, and a very large share of our buyers are clocking in at a hospital.
That changes what "a good town" means. A 12-hour shift ending at 7:30 p.m. is not a 9-to-5 commute. The drive matters more, the direction of traffic matters less, and the property-tax line matters a lot when the household income is one or two nursing salaries rather than two Boston tech salaries. Below are the best NH towns for healthcare workers, organized by the hospital you actually report to.
Where New Hampshire's healthcare jobs actually are
Four employment clusters cover most of southern New Hampshire's hospital jobs:
- Manchester — Elliot Hospital (Elliot Health System, named the #1 New Hampshire-based employer on Forbes' 2026 America's Best-In-State Employers list) and Catholic Medical Center, a 330-bed hospital on the West Side that HCA Healthcare purchased in February 2025.
- Nashua — Southern New Hampshire Medical Center and St. Joseph Hospital, plus the outpatient campuses strung along the Route 3 corridor.
- Concord — Concord Hospital, one of the three largest hospital systems in the state by revenue.
- Derry — Parkland Medical Center, the anchor for the Route 93 corridor between Manchester and the Massachusetts line.
Dartmouth Hitchcock Medical Center in Lebanon is its own world — the state's only Level 1 trauma center and academic medical center, but a two-hour drive from Bedford. We cover it separately below.
How we ranked the best NH towns for healthcare workers
Three tests, in this order:
- Drive time under 25 minutes off-peak. Shift changes happen at 7 a.m. and 7 p.m., outside the worst commuter traffic, so the raw distance matters more than the rush-hour penalty most commuter guides worry about.
- A median a healthcare household can actually finance. The average registered nurse in New Hampshire earned about $89,981 a year as of August 2026 (ZipRecruiter), with the Nashua area paying the highest RN wages in the state. At 6.95% on a 30-year fixed — the Freddie Mac PMMS rate on September 17, 2026 — that salary does not stretch to every town on this list without a second income.
- Property tax, not just price. A $600,000 home in Londonderry at the 2025 rate of $14.47 per $1,000 and the same home in Concord at $29.11 are two completely different monthly payments.
Every price and inventory figure below is the NHAR Local Market Update for August 2026. Where a town had fewer than about 15 closings that month, we quote the year-to-date median instead, because a single month in a small town swings wildly.
Best NH towns for Elliot and Catholic Medical Center commuters
Both Manchester hospitals sit within a few minutes of each other, so the same towns serve both.
Goffstown is the value pick. It is roughly 10 to 15 minutes from Catholic Medical Center on the West Side — the shortest real commute to a Manchester hospital from outside the city — with a year-to-date median of $565,000 through August 2026, up 12.4% year over year, and a 2025 tax rate of $20.88. Only 17 homes were for sale in August, which is the catch.
Hooksett is the fastest-moving option: 0.9 months of supply and just 9 homes for sale in August, with a year-to-date median of $630,000 and a 2025 rate of $17.19. Twelve minutes up Route 3 to Elliot, and a straight shot north to Concord Hospital if you change employers.
Bedford is the premium choice and the one most Elliot physicians land in — a year-to-date median of $860,000 through August (up 4.9%), 40 homes for sale, 2.3 months of supply, and the lowest tax rate of the Manchester ring at $16.49. Fifteen minutes to the Elliot campus. See our Bedford NH real estate page for current inventory.
Manchester itself deserves more consideration than out-of-state buyers give it. A year-to-date median of $475,000, the lowest of any town here, a five-minute commute, and the tightest market in the region at 0.8 months of supply and 16 days on market. The trade-off is the 2025 tax rate of $20.24 and a market where well-priced homes go under contract in a weekend. Start with our Manchester NH real estate page.
Bow splits the difference between Manchester and Concord — about 20 minutes to either, a year-to-date median of $650,000, 2.1 months of supply and a 2025 rate of $20.05. It is the single best town in the state if one person in the household works at Elliot and the other at Concord Hospital.
Best NH towns for Southern New Hampshire Medical Center and St. Joseph Hospital
Merrimack is the strongest all-around pick for Nashua hospital staff: 10 minutes down the Everett Turnpike, a year-to-date median of $622,450 (up 3.7%), 1.1 months of supply and 102.2% of original list price year to date. The 2025 tax rate of $22.11 is the weak spot.
Hudson is the affordability answer on the east side of the river — a year-to-date median of $600,000, down 4.0% year over year, with a 2025 rate of $17.11 and a 10-minute drive across the Taylor Falls bridge. It is one of the few towns in the Nashua ring where the median actually fell this year.
Milford runs cheaper still at a year-to-date median of $575,000, about 20 minutes west on Route 101A, but the 2025 tax rate of $25.93 is among the highest in the region and erases part of the price advantage. Run the monthly number, not the sticker price.
Nashua itself pays the highest RN wages in the state and has 43 homes for sale against 1.0 months of supply, with a year-to-date median of $590,000. If you want to walk to work at St. Joseph, this is the list. Our Nashua NH real estate page tracks what is active.
Best NH towns for Concord Hospital
Concord has the most inventory relative to its size — 35 homes for sale, 1.4 months of supply, a year-to-date median of $497,000 and homes selling at 99.3% of original list price year to date, the only market in this guide where the average seller takes less than asking. The reason is the 2025 tax rate of $29.11, the highest in the region by a wide margin. On a $500,000 assessment that is roughly $14,500 a year. Our Concord NH real estate page has the current list.
Bow (covered above) and Hooksett are the two escape valves: both are inside 20 minutes of Concord Hospital and both cut the tax rate by a third or more.
Best NH towns for Parkland Medical Center in Derry
Derry is the obvious choice and it is unusually well supplied right now — 36 homes for sale, 1.6 months, a year-to-date median of $590,000 and a 2025 rate of $18.99.
Londonderry costs more (year-to-date median $725,000) but carries a 2025 tax rate of $14.47, one of the lowest in the commuter belt, and puts you 10 minutes from Parkland and 20 from Elliot. Windham at $14.15 is lower still, though the year-to-date median of $869,500 puts it out of reach for most single-income healthcare households. Salem lands in between: a year-to-date median of $630,000, a 2025 rate of $18.16, and the shortest drive to the Massachusetts hospitals if you keep a Boston-area job.
What about Dartmouth Hitchcock in Lebanon?
Lebanon is a genuinely different market from the southern tier and the numbers show it. The city's year-to-date median through August 2026 was roughly $585,000, up 21.9%, on only 59 closings, with 22 homes for sale and 3.1 months of supply — loose by New Hampshire standards, but thin in absolute terms. Homes there sold at 95.8% of original list price year to date, the deepest discount of any market in this guide, which tells you buyers have room to negotiate that they simply do not have in Manchester or Nashua. If you are relocating for a DHMC role, treat the Upper Valley as its own search and budget more time to find the right house.
Which NH town is best for a nurse working night shifts?
Hooksett and Goffstown. Both put you inside 15 minutes of a Manchester hospital on roads that are effectively empty at 6:45 a.m. and 7:15 p.m., which is when shift-change traffic actually happens. Hooksett adds a straight run up I-93 to Concord Hospital. The trade-off is inventory — Hooksett had just 9 homes for sale in August 2026 and Goffstown 17.
Can a nurse afford a home in southern New Hampshire in 2026?
On one salary, in some towns. New Hampshire's statewide single-family median hit a record $580,000 in August 2026, up 5.5% year over year, per NHAR Monthly Indicators. Against an average NH registered nurse salary near $90,000 and a 30-year fixed at 6.95% (Freddie Mac PMMS, September 17, 2026), the statewide median is a stretch for a single earner. Manchester at a $475,000 year-to-date median and Concord at $497,000 are the two markets where it works on one income, and both are within minutes of a major hospital. Two healthcare incomes open up the entire list.
Where the homes actually are this fall
New Hampshire's inventory has loosened — 2,992 homes for sale statewide in August 2026, up 15.6%, with 2.7 months of supply. But the added supply landed unevenly, and for a shift worker that is the whole story. Bedford had 40 homes on the market at 2.3 months of supply while Hooksett, twelve minutes from the same hospital, had nine at 0.9 months. We have spent this fall telling healthcare clients the same thing: pick the hospital first, then shop the two or three towns inside that drive time that actually have listings, rather than fixing on one town and waiting. The second-choice town with four good houses beats the first-choice town with none.

Frequently asked questions
What is the best town to live in if you work at Elliot Hospital?
Goffstown for value and Bedford for schools and resale. Goffstown's year-to-date median through August 2026 was $565,000 at a 2025 tax rate of $20.88; Bedford's was $860,000 at $16.49. Both are inside 15 minutes of the Elliot campus. Hooksett is the third option at $630,000 and $17.19.
Which southern NH town has the lowest property taxes for healthcare workers?
Windham at $14.15 per $1,000 and Londonderry at $14.47 have the lowest 2025 rates in the commuter belt, both within reach of Parkland Medical Center and Elliot. Bedford is next at $16.49 with a much shorter Manchester commute. Concord's $29.11 is the highest here by a wide margin.
How far is Dartmouth Hitchcock from Manchester NH?
Dartmouth Hitchcock Medical Center in Lebanon is roughly 90 minutes to two hours from Manchester depending on route and weather. It is not a daily commute from southern New Hampshire. DHMC staff generally buy in the Upper Valley, where Lebanon's year-to-date median was roughly $585,000 through August 2026 with 3.1 months of supply.
Is Manchester NH a good place to live for hospital workers?
Yes, on price and commute. Manchester's year-to-date median of $475,000 through August 2026 is the lowest in this guide and the commute to Elliot or Catholic Medical Center is under 10 minutes. The market is the tightest in the region though — 0.8 months of supply, 16 days on market, and homes selling at 102.5% of original list price year to date.
Do healthcare workers in New Hampshire qualify for special home loan programs?
There is no statewide healthcare-specific mortgage, but New Hampshire Housing's first-time buyer programs, down payment assistance and physician loan products from several regional lenders are all commonly used by hospital staff here. We can introduce you to lenders who write these regularly.
What time do NH hospital shift commutes get bad?
They mostly do not. The heaviest southern New Hampshire traffic runs 7:30 to 9 a.m. and 4 to 6 p.m. on I-93 and the Everett Turnpike. Standard 7-to-7 hospital shifts miss both windows in each direction, which is why towns that look far on a commuter map often drive short for healthcare workers.
