New Hampshire keeps landing on national "best places to live" lists for the same reasons every year: no tax on wages, no sales tax, low crime and a lot of land within an hour of Boston. What those lists do not tell you is which town to actually buy in, because the answer changes with your budget and your commute. The statewide median single-family sale price hit a record $580,000 in July 2026 (New Hampshire Association of Realtors), and the towns on this list range from well under that to well over it. How did we rank the best towns to live in New Hampshire?

Five factors, equally weighted, all sourced. Price is the July 2026 median single-family sale price from the NHAR Local Market Update, or the January–July year-to-date median where a town had too few July sales to trust one month. Taxes are the 2025 rate per $1,000 of assessed value from the NH Department of Revenue Administration. Commute is judged on highway access to Boston and to Manchester, the state's largest job center. Schools and walkability are judged on reputation and on what we see clients choose, and we link the dedicated guide for each. 1. Bedford

Bedford is where the most factors line up at once: a K–12 district families move here for, one of the lowest tax rates in the state at $16.49, and a location ten minutes from Manchester's jobs and airport with Route 101 and the Everett Turnpike at the town line. The price of all that is the price: the July 2026 median single-family sale was $857,250, up 7.2% from a year earlier, and homes went under contract in a median 12 days (NHAR). 2. Londonderry

Londonderry is the Boston commuter's town. Two I-93 exits, a park-and-ride, and a tax rate of $14.47 that is the second-lowest on this list. The July 2026 median was $725,000 with just 1.0 months of supply, so it is competitive, but the newer subdivisions and the orchard country on the west side give it a range Bedford lacks. 3. Nashua

Nashua is the best answer for people who want a real city with a Main Street, restaurants and a hospital, but do not want Manchester's price-per-amenity trade-offs or a long drive to Massachusetts. The July 2026 median was $576,500, essentially at the statewide number, with a $16.83 tax rate that is low for a city. 4. Windham

Windham has the lowest tax rate of any town here at $14.15, direct I-93 access, and Cobbetts Pond and Canobie Lake inside the town line. It is a newer, larger-lot town that draws Massachusetts families and higher-end buyers; July closings were skewed by luxury sales, so use the year-to-date median of roughly $856,700 rather than any single month. If you weight taxes and commute above everything, Windham moves to first.

5. Salem

Salem sits on the Massachusetts line, which makes it the shortest Boston-area commute in the state and the most natural first stop for buyers moving to NH from Massachusetts. The July 2026 median was $700,000 (the year-to-date median is $639,500), the tax rate is $18.16, and the Tuscan Village development has given the town a walkable retail center it never had. It ranks fifth rather than higher because it is more suburban-sprawl than village, and traffic on Route 28 is real.

6. Manchester

Manchester is the state's largest city and the best value on this list for buyers who want walkable neighborhoods, an airport, hospitals and the biggest job market in New Hampshire. The July 2026 median was $500,000, up 11.1% year over year, with a $20.24 tax rate. It is also the market where offers run hottest right now: homes sold for 103.3% of original list price in July, the highest of the towns with July data. 7. Concord

Concord is the lowest-priced town in the ranking at a July 2026 median of $484,000, and its brick Main Street is the most walkable downtown in southern New Hampshire. It is the state capital, so government, hospital and insurance jobs are local rather than a commute. The trade-off is the highest tax rate on the list at $29.11, though on a $484,000 home that bill lands close to what Bedford owners pay on $857,250. 8. Merrimack

Merrimack is the town between Nashua and Manchester on the Everett Turnpike, which puts both job centers inside a short drive. The July 2026 median was $650,000 (year-to-date $605,000) with a $22.11 tax rate and just 1.0 months of supply. It has a good school system, big employers in town and a lot of 1980s–2000s colonials on half-acre-plus lots, the exact house most relocating families picture.

9. Hollis

Hollis is orchards, stone walls and large-lot zoning that keeps it rural fifteen minutes from Nashua. The Hollis-Brookline schools are among the most sought-after in the state. The year-to-date median of $877,500 is the highest here, on a $18.90 tax rate, and with only 14 homes for sale in July you will wait for the right one. Best for buyers who want land and privacy without going far north.

10. Amherst

Amherst pairs a postcard village green with the Souhegan school district and larger lots along Route 101 to Bedford. The year-to-date median was $721,500 with 2.6 months of supply, the most breathing room on this list, and a $23.98 tax rate. Buyers who find Bedford too fast and Hollis too rural usually land here.

11. Derry

Derry is the value play on the I-93 corridor: a July 2026 median of $590,000 on a $18.99 tax rate, a compact downtown on Broadway, and Beaver Lake for summer. It is the most populous town on the list without being a city, which means more inventory (35 homes for sale in July) and more price points than Londonderry next door.

12. Hooksett

Hooksett rounds out the twelve for buyers who work in Manchester or Concord and want a lower entry price with easy I-93 access. Use the year-to-date median of $605,000; July's figure was an 11-sale outlier. The $17.19 tax rate is low, supply is tight at 1.0 months, and it has more newer construction than most towns on this list.

What should you know before choosing a town in NH?

Three things. First, "best town" is only useful if you can buy there: with statewide inventory up 15.6% in July 2026 but still just 2.7 months of supply (NHAR), the new listings are not evenly spread. Bedford had 40 homes for sale and 2.2 months of supply in July; Londonderry had 17 and 1.0 months. Of the towns we show buyers each week, the ones at the top of a list like this are often the ones with the least to choose from, so a second-choice town with three good listings frequently beats a first-choice town with none.

Second, run the actual tax bill, not the rate. A low rate usually travels with high prices and a recent revaluation. Third, drive the commute at 7:30 on a weekday before you fall for a house; I-93 south of Manchester and Route 3 through Nashua behave very differently at rush hour than on a Saturday showing. With the 30-year fixed rate at 6.71% (Freddie Mac, September 3, 2026), a town that saves you $200 a month in taxes or tolls is worth about $30,000 of purchase price.
