Four tests, in this order. First, conserved land you can use: acres of town forest, state park or land-trust property with maintained trails inside the town line or bordering it. Second, water: a public swimming beach, a boat launch or a paddleable river. Third, daily access: can you get to a trailhead in under ten minutes, and is there a paved rail trail for bikes and strollers? Fourth, the market: the July 2026 NHAR median sale price, months of supply and the 2025 property-tax rate, so you know what the lifestyle costs. One note on the numbers. Several of these towns closed fewer than 20 single-family sales in July, so where the file recommends it we quote the January–July year-to-date (YTD) median instead of the single-month figure. Tax rates are the 2025 rates per $1,000 of assessed value; New Hampshire towns assess at different ratios, so compare bills, not rates alone.

1. Hollis: the most trail miles per resident in southern NH
Hollis wins because of one organization. The Beaver Brook Association manages about 2,200 acres of forest, fields and wetland in Hollis, Brookline and Milford with roughly 35 miles of free, year-round trails, blazed for hiking, horses, mountain bikes, snowshoeing and cross-country skiing. Add Silver Lake State Park's swimming beach and the town's protected farmland, and you get a place where the outdoors is the neighborhood, not a destination. The Uncanoonuc Mountains are the closest real summit hikes to Manchester, and they sit in Goffstown. The South Peak trail is a short, steep climb with a view back over the city; North Peak is quieter and wooded. Below them, the Piscataquog River rail trail runs through the village for bikes and strollers, and Glen Lake has a town beach. 3. Derry: a swimming lake and a paved trail in the same town
Derry is the most complete package on the list for a family that wants water and pavement without a big lot. Beaver Lake has a public beach and a boat launch, and the Derry Rail Trail's 3.6 paved miles connect to the Windham Rail Trail to the south, part of the growing Granite State Rail Trail that already runs about 13 continuous paved miles from northern Derry to the Massachusetts line. Hooksett borders Allenstown, home to Bear Brook State Park, the largest developed state park in New Hampshire at roughly 10,000 acres, with dozens of miles of hiking and mountain-bike trails, ponds, a campground and an archery range (see NH State Parks). The Merrimack River runs the length of town for paddling and fishing. Hooksett is also the easiest commute on this list, with I-93 and Route 3 both in town. 5. Bow: town forests, ponds and a ten-minute drive to Concord
Bow is the quiet, wooded option. Nottingcook Forest and the Bow Town Forest hold a dense trail network, Turkey Pond and Turee Pond are paddleable, and the town is ten minutes from Concord's Merrimack River trails. Being at the I-93/I-89 junction also makes Bow the fastest base on this list for the Lakes Region and the White Mountains, roughly an hour and 90 minutes respectively. 6. Amherst: the Souhegan River and a lake with a village beach
Amherst pairs the Joe English Reservation's wooded trail loops with Baboosic Lake, which has a town beach, and the Souhegan River, one of the best paddling and fly-fishing rivers in southern New Hampshire. Amherst also has the most inventory relative to sales on this list: 30 homes for sale and 2.6 months of supply in July 2026, which means buyers had time to compare. Windham has Cobbetts Pond and Canobie Lake, both with residential shoreline and boat access, and the 4.3-mile paved Windham Rail Trail, which runs through the old depot and links north to Derry and south to Salem. It is also 40 minutes from Boston, which is why it costs what it does. July's median was skewed by luxury closings, so the year-to-date figure is the honest one: $856,700 through July 2026 (NHAR), with 2.4 months of supply. If you want a walkable downtown and still want to be outside every day, Manchester is the answer. Lake Massabesic, about 2,560 acres shared with Auburn, has roughly 50 miles of trails around it for hiking, biking and cross-country skiing, plus sailing and fishing on the water. Which NH towns just missed the list?
Bedford has Pulpit Rock Conservation Area and Merrimack River frontage, and it is where our office is, but its outdoor assets are smaller than the towns above; its July 2026 median was $857,250 (NHAR). Nashua has Mine Falls Park, about 325 acres and 8 miles of trails along the Nashua River, which is exceptional for a city, and a July median of $576,500. Londonderry has the Musquash Conservation Area and its own paved rail trail segment, and it will move up this list once the half-mile gap to the Derry trail is built.
