Windham NH Property Taxes (2026): Rate & What You Pay

Quick answer: Windham NH property taxes run on a 2025 rate of $14.15 per $1,000 of assessed value, down from $22.64 the year before because the town reassessed every property. A home assessed at $870,000, right at Windham's year-to-date median sale price, owes about $12,300 a year, or roughly $1,025 a month. The 2026 rate is set by the state this fall.

If you are buying or already own here, Windham NH property taxes deserve as much attention as the purchase price. New Hampshire has no state income tax and no general sales tax, so towns lean on property tax, and in Windham the bill is driven mostly by the school district. Here is how the number is built, why it fell so sharply, what it means in dollars and what to do about it, from The Phinney Team.

What is the Windham NH property tax rate in 2026?

Windham's most recent rate, set for tax year 2025 and billed in late 2025, is $14.15 per $1,000 of assessed value, according to the Town of Windham's tax rate page. New Hampshire sets each town's rate in the fall, so the 2026 figure is not out yet. Until it is, “2025 rate” is the honest label.

That one rate is four pieces stacked together, per $1,000 of assessed value:

  • Local education (Windham School District): $10.07, about 71% of the bill
  • Municipal (town): $2.48, about 18%
  • State education: $1.03, about 7%
  • Rockingham County: $0.57, about 4%

Put simply, roughly 78 cents of every tax dollar goes to schools once the state education line is included, and only about 18 cents funds the town itself. That split explains why school budgets, not town hall, move Windham's bill the most.

Why did Windham's tax rate drop so much in 2025?

Windham's total rate fell from $22.64 in 2024 to $14.15 in 2025, a decline of about 37.5%. That is not a tax cut. According to the town's tax rate press release, the 2025 reassessment lifted total taxable value by about 67.3%, and a larger tax base means the same dollars to be raised can be spread over a much lower rate. By our rough arithmetic, the total amount raised rose a few percent; your own change depends on how your assessment moved compared with the town average.

The takeaway for buyers: do not compare Windham's old $22.64 rate with today's number, and do not assume a lower rate means a lower bill. Always multiply the rate by the assessed value.

How much are property taxes in Windham NH on a typical home?

Your bill is the rate times your assessed value, not your purchase price. Because Windham just completed a reassessment, assessments should sit closer to market value than in many towns, so assuming an assessment near the sale price is a reasonable planning shortcut. Confirm the real figure on your property card. Here is what the 2025 rate looks like at three assessed values:

Assessed value Annual bill at $14.15 Per month
$600,000 about $8,490 about $710
$870,000 about $12,310 about $1,025
$1,100,000 about $15,570 about $1,295

Windham's median single-family sale price was $869,500 for the first eight months of 2026, down 1.8% from the same period a year earlier, per the New Hampshire Association of Realtors (NHAR). Those homes took a median of 22 days to sell, and there were 23 homes for sale in August, about 1.7 months of supply.

Is Windham's tax rate low compared with nearby towns?

On rate alone, yes: Windham's $14.15 is among the lowest in the commuter belt. Londonderry is $14.47, Bedford is $16.49, Nashua is $16.83, Hudson is $17.11, Salem is $18.16 and Derry is $18.99, all 2025 rates. But rate is a poor yardstick by itself, because each town assesses differently and home prices vary widely. The same $870,000 assessment at Bedford's $16.49 rate would owe about $14,350, roughly $2,040 more than in Windham. We break down that trade-off in our Bedford vs Windham comparison and in our guide to NH towns with the lowest property taxes.

When are Windham property tax bills due?

Windham bills twice a year. The first bill is an estimate based on the prior year's rate and is typically due in the summer. The final bill comes after the state approves the rate. In 2025, the Board of Selectmen voted the rate on November 10, bills were mailed November 21, and payment was due December 22. Expect a similar fall timeline for 2026. At a closing, taxes are prorated between buyer and seller, so you only carry the months you own the home. For exact due dates and payment options, check with the Windham Tax Collector.

Can you lower your Windham NH property tax bill?

Often there is something to check. Start with your property card: errors in square footage, bedroom count or condition can inflate a bill. If you believe the assessment is out of line, New Hampshire lets you apply for an abatement after you receive the final bill, with a statutory deadline of March 1 the following year. Exemptions and credits for veterans, elderly and disabled owners exist too, with applications generally due April 15, but eligibility and dollar amounts are set locally. Confirm current figures with the Windham assessing office before relying on them. We are not tax or legal advisers.

What should buyers budget before making an offer in Windham?

Build the tax line into your monthly payment from day one, then pressure-test it against the rate still coming. A 5% move in the rate on an $870,000 assessment is roughly $615 a year, which is small next to a 1-point change in your mortgage rate. Statewide, New Hampshire's September 2026 median single-family price was $569,900, up 6.5% from a year earlier, per NHAR, so Windham homes sell for about one and a half times the state figure and the dollar bill reflects that. If you are weighing Windham against neighbors, taxes belong in a bigger picture with schools, commute and what your budget buys.
